Access Statement

Swallow Barn is a detached 3 bedroom self catering holiday let. It is located in Lydford, west Devon, within Dartmoor National Park.

The property is a converted barn arranged on 2 floors with 3 bedrooms and 2 bathrooms upstairs and a large kitchen/diner, living room and utility room with WC downstairs.

Arrival & Car Parking Facilities
The barn is approached through a pair of timber field gates and a private drive.
There is car parking space for three or more vehicles in two separate areas each within 10 metres of the main entrance door.
From the lower parking area there is one step up to the path leading to the main entrance.
From the upper parking area there is a short sloping path and 3 steps down to the front entrance.
The parking spaces and driveway are comprised of free draining compacted hardcore and stone ground with close mown grass.
Security lighting will come on automatically in the dark.

Main Entrance
The main entrance to the barn has no steps and a low threshold and will comfortably take a wheelchair being appromately 1200 mm/ 4 ft. wide. Stone paving/sitting areas provide access both to the front door and to three sides of the property without encountering any steps.

Hall, Stairs, Landing, Corridors etc
There are 12 wooden stairs arranged in a single straight flight to the first floor with a handrail on one side.
There are no stair gates.

All downstairs rooms have stone floors and there is one large rug in the sitting room.
New oak plank flooring is used throughout the first floor level except for the two bathrooms which have ceramic floor tiling; this floor is not suitable for wheelchairs.
There are no level changes inside the building on either the ground or first floor.

Sitting room
The downstairs is spacious and readily navigable by wheelchair, all doorways are wide.

Bathrooms and WCs
There is a downstairs WC with a wide doorway near the entrance door but the WC is standard.
There is a shared bathroom on the first floor with bath, overhead shower, bidet, sink and WC. None are adapted for disabled use.
In the double bedroom there is a shower with a step. There is also a sink and WC.

Washing machine
There is a washing machine in the utility room on the ground floor, this has a wide doorway and houses the downstairs WC.

The bedrooms on the first floor are not readily accessible to wheelchair users. However, there is a double bed settee in the dining area that may be used in place of an upstairs bed by prior arrangement.

The kitchen is spacious with no obstacles and with stone floors. The freezer is under the counter. The fridge is a tall larder fridge. The hob is touch sensitive with no knobs. The kitchen tap is lever controlled. The kettle is cordless.
There kitchen is not specially adapted for disabled use and there are some high cupboards.

Dining room
The dining table is spacious with plenty of underspace for a wheelchair.

There is underfloor heating up and downstairs that is on from Autumn to Spring, there are room thermostats for this. In addition there is a log burning stove in the living room with fire guards.

Outdoor areas
There are two principal outdoor sitting/eating areas to the rear of the barn offering beautiful views towards the high moors. Both these stone paved areas are accessed through double doors from the kitchen/dining area with no steps and a low threshold.
There is an unfenced pond 20m from the house.
There is a small lawn area next to the paved area and the rest of the grounds are rough grass and wild flower areas, not suitable for recreational use.

Additional Information
There are no dogs allowed in the barn.
There is a telephone in the barn that may be used for emergencies and incoming calls. Outgoings calls may be made with the calls being paid for.
So far only Orange mobile works well, other networks only work in limited ‘spots’ within the barn but are fine outside the front door.

Future Plans
The grounds surrounding the accommodation are being improved in an environmentally sensitive and wildlife friendly manner and hedging and tree planting will be an on-going feature.
Spare granite on the site will be used for further low stone walling.
